● Execute brokerage specific forms (wire fraud form/affiliated business disclosure
● Send binding contract to lender and attorney
● Submit to broker- complete green sheet
● Send introduction email to buyer/seller & co-op explaining our role
● Send binding contract to buyer/seller
● Obtain CBS code for inspection, assist in scheduling inspection as needed & notify all parties
● Weekly calls to the lender to verify the status of the loan
● Document management throughout such as amendments/extensions
● Will send Important date reminder emails
● Schedule pest service as needed
● Schedule Closing
● Send completed commission agreement to the attorney
● Order Home Warranty as needed and send to the attorney
● Request Pay At Close from Broker
● Verify attorney and lender have all amendments
● Schedule Walkthrough
● Verify clear to close with the lender
● Send signed Pay at close to the attorney
● Send Closing Disclosure to you
● Call buyer/seller to remind them of closing and utilities
● Change status in FMLS and GAMLS-Seller
● Submit Alta to the broker

● Enter listing into GAMLS & FMLS
● Add Photos, Virtual Tour, & Disclosures
● Upload listing agreement to Broker
